We are looking for a Project Manager – Design and Pre-Construction to lead the design and preparation phase of real estate projects, from initial sketches to detailed plans and permitting. This key role involves coordinating all stakeholders, managing budgets and timelines, and ensuring a smooth transition to the construction phase.
Key Responsibilities
Design and deliverables management:
- Lead teams of consultants to design optimized buildings that meet constructability objectives.
- Track deliverables and stakeholder deadlines.
- Develop budgets and schedules in collaboration with internal teams.
- Review plans (units, elevations, sections, technical details) to ensure accuracy and feasibility.
- Proactively identify and resolve issues that could affect timelines, costs, or quality.
- Collaborate with purchasing teams, contractors, and suppliers to integrate cost-effective solutions.
- Obtain necessary permits and approvals and coordinate utilities.
- Ensure an effective transition to the construction phase.
Zoning changes:
- Oversee the zoning amendment process with consultants.
- Review submission documents and ensure regulatory compliance.
- Coordinate with stakeholders (municipalities, public, etc.).
- Monitor timelines and proactively mitigate risks.
Your profile
- Minimum 5 years of experience in construction project management or a similar role.
- University degree in engineering, architecture, or a related field.
- Experience in large-scale residential projects (concrete structures, >$50 million).
- Proficiency in managing budgets and schedules.
- Leadership and excellent communication skills to manage multidisciplinary teams.
- Ability to anticipate problems and propose effective solutions.
- Organizational skills and attention to detail, able to manage multiple projects simultaneously.
- Knowledge of computer tools (Office Suite, MS Project); Autocad and Procore are assets.
- Bilingualism in French and English, oral and written.
