Reporting to the Vice President of Development, the Director of Design and Pre-Construction plays a strategic role in the management of real estate projects, from land acquisition to the complete preparation of sites for the construction phase.
This role requires overall mastery of the development cycle, rigorous management of deadlines and budgets, as well as close collaboration with several teams (construction, finance, marketing, etc.). The incumbent is also responsible for ensuring regulatory compliance, anticipating risks and guaranteeing the delivery of projects according to high quality standards.
Main responsibilities
Real estate project management
- Supervise the design of real estate projects in partnership with specialized firms.
- Ensure optimal planning by coordinating strategic steps, from zoning to site preparation.
- Collaborate with suppliers and subcontractors to integrate innovative and economical solutions.
- Define project budgets and schedules, while ensuring their compliance.
- Evaluate and mitigate risks related to schedules, costs and the quality of deliverables.
- Facilitate the smooth transition to the construction phase.
Land analysis and acquisition (as needed)
- Conduct in-depth studies on potential land.
- Evaluate regulatory, environmental and technical constraints related to development.
- Present clear recommendations for strategic decision-making.
Your profile as a Director of Design and Pre-Construction
- More than 10 years of experience in a similar role, including at least 5 years in construction project management.
- Bachelor’s degree in construction, civil engineering, architecture or related field.
- Solid understanding of design processes and construction practices.
- Experience in managing large-scale projects ($50M and more).
- Proven skills in budget development and schedule management.
- Excellent ability to manage multidisciplinary teams.
- Strong ability to anticipate problems and propose effective solutions.
- Excellent communication and leadership skills.
- Mastery of project management tools.
